How to Calculate Garage Cost
Garage construction cost is built from major components based on the garage size:
- Choose your garage size. Standard US sizes: 1-car (12x20 ft = 240 sq ft), 2-car (22x22 ft = 484 sq ft), 3-car (30x24 ft = 720 sq ft). Custom sizes add 10-20% for design and material waste.
- Calculate concrete slab. 4-inch slab with 4,000 PSI concrete: $5-$10 per sq ft. Add $2-$4 per sq ft for gravel base and reinforcement. A 2-car garage slab (484 sq ft): $3,000-$6,000.
- Add framing and structure. Wall and roof framing: $8-$15 per sq ft of floor area. Siding (vinyl or engineered wood): $3-$7 per sq ft. Roof shingles: $3-$6 per sq ft of roof area.
- Include doors and finishes. Garage door (9x7 ft single): $800-$1,500 installed. (16x7 ft double): $1,200-$2,500. Walk-in door: $300-$700. Windows (2-4): $200-$600 each.
Practical Measurement Tips
- Attached vs detached cost. An attached garage shares a wall with the house, saving 15-25% on framing and roofing for the shared wall. However, attached garages require fire-rated construction on the shared wall and may need foundation work matching the house. Detached garages offer more design flexibility and usually avoid HOA height restrictions.
- Slab thickness matters. A standard 4-inch slab is sufficient for parking cars. A 5-6 inch slab is recommended for trucks, SUVs, and workshop equipment. The cost difference: $1-$3 per sq ft, but a thicker slab prevents cracking from heavier loads over time.
- Consider future electrical. Running electrical during construction costs $500-$2,000 (outlets, lights, opener). Adding electrical later costs 2-3 times more due to finished wall repair. At minimum, install conduit for future wiring even if you do not finish the interior immediately.
