How to Calculate HVAC Cost
HVAC cost is estimated by combining system type, home size, and efficiency level:
- Measure your home. Heated and cooled square footage. Include all rooms served by the system. Open floor plans may need more capacity. Use our Square Footage Calculator if you are unsure of your home's total area.
- Select system type. Central AC + gas furnace: most common, uses existing ductwork, good for colder climates. Heat pump (all-electric): heating and cooling in one system, best for moderate climates. Ductless mini-split: no ductwork needed, ideal for room additions or homes without ducts.
- Size the system. HVAC sizing rule of thumb: 1 ton (12,000 BTU) per 500-600 sq ft. A professional Manual J load calculation ($200-$500) accounts for window area, insulation, climate zone, and orientation. Sizing by rule of thumb is only accurate within 0.5 tons.
- Choose efficiency. Standard efficiency (SEER2 15-16): lowest upfront cost, meets 2026 minimums. High efficiency (SEER2 18-22): 15-25% lower operating costs, $2,000-$5,000 premium. ENERGY STAR certified systems qualify for federal tax credits up to 30% in 2026.
